Real Estate Agents -Where The Jobs Are & Salary
It's not surprising to know that many Real Estate Sales Agent in the Ohio Area tend to populate toward Cincinnati, Dayton and Cleveland. Relative to the Population as compared to other parts of the state, jobs are more common.
What is surprising, there are proportionally fewer jobs for Real Estate Sales Agents in Canton, Toledo and Youngstown. Yet Toledo Agents, along with Dayton and Cleveland Ohio metro areas have the highest median salaries for Agents.

Toledo Value City Building Plans
Norm Eisen of Toledo, has proposed to open a trading center in the former Value City Furniture Store at the Great Eastern Shopping Center. The Center will be named Stormin Normin, which will allow vendors to sell their goods.
Concerned were raised by the Plan Commission:
"We already had a request like that, and it was turned down," said Bacon. "We don't want anything tacky or fly by night, with someone setting up card tables to sell their wares. But this is supposed to be a higher caliber shop."
The Plan Commission has given approval, but with conditions, according to Kimberly Grames, the city's planning, zoning and economic development coordinator.
"The Plan Commission approved a conditional use permit for one year," said Grames. Among the conditions: Eisen will have to report to the Plan Commission quarterly "to let them know how things are going," said Grames. Eisen also plans to provide entertainment at the former Value City Department Store in the Great Eastern Shopping Center, said Grames.
The city's architectural review committee has yet to review Eisen's signage, as well as his plans to have other venues outside the building. "He wants to have garage sale type things outside, and have music events and Put-Put," said Grames. "The committee has to review that before he can actually put up any signs or do anything outside. I believe he's starting to move into the building now."
New Business: Northwest Ohio BeverageNorthwest Ohio Beverage with 30 employees has moved into Northwood, said Grames. They have moved into the former Treu House of Munch facility on Wales Road, said Grames. Signs are up and coolers in place for this business.

According to the Newest Information from CoreLogic Data, if your mortgage is underwater, your not alone. Data from Mortgage Bankers Association & CoreLogics is reporting a dramatic increase in negative equity and a need for Mortgage Loan & Foreclosure Reform.
Ohioians - Ohio joins California, Florida, New Jersey, Illinois and Arizona as the top states in the nation with the most number of properties either IN or approaching negative equity position, according to the report. Of the 2.2 million outstanding mortgages in Ohio, 45.6 percent - more than one million mortgages - are already underwater or close to it."
In addition to the 7,000 or so foreclosures each month in Ohio, we have more than one million mortgages in a very fragile position,” said Bill Faith, executive director of the Coalition on Homelessness and Housing in Ohio, and an advocate for House Bill 3, foreclosure reform legislation. “A slight increase in unemployment could push tens of thousands more into the foreclosure pipeline. A million mortgages on the edge of crisis should push the Ohio Senate to make foreclosure reform the top priority.”

Novel Idea for Paying Fines at Owens College
Owens Community College's Novel Idea for Paying Fines
Owens Community College has a novel idea for helping needy families over the holiday season. You can pay your parking violation √ by donating canned foods or toys of up to $100.00.
Each Can will be worth $1.00 and Toys are worth $2.00 in fines for every $1.00 in their value. Owens Community College participates in Operation Breadbasket, Perrysburg Christian United, Salvation Army and Marine Corps' Toys for Tots program.
This year, food baskets, toys, and clothing will be available to be picked up by needy families at the township fire department, 26711 Lime City Rd., from 9 a.m. to noon on Dec. 15. Everyone is encouraged to make donations for the many families in need of assistance, this isn't limited to fine violation donations.
Chief Cope said this is OCC's fourth year participating in Operation Breadbasket. The college has forgiven thousands of dollars in fines in return for canned food and toy donations. "Our goal is to provide a little extra incentive for individuals to donate to Operation Breadbasket," she said.
The OCC collection point is inside the entrance to the safety and security office, which is in Alumni Hall on the Oregon Road campus in Perrysburg Township. Donations are accepted around the clock. Donations also are accepted 24 hours daily at the township police and fire stations, located next to each other.
Annie Herman, a Perrysburg Township dispatcher who coordinates Operation Breadbasket, said this is the program's 30th year.
Outerwear such as coats, hats, jackets, gloves, scarves, and boots are particularly needed. They will take anything as long as it's in good shape. A set of dishes, for instance, would be very welcomed. We have a list of 100 families from the Salvation Army."
The biggest single donor so far this season was the Perrysburg schools, providing almost 8,000 items.
Terry Teopas, principal of Frank Elementary, the schools' coordinator for the effort, said Toth Elementary collected the most items among the schools: 2,000. "It's a fun exercise for the elementary school students," he said. "They count the items, and it's sort of a math lesson."

Which Properties Are Eligible?
The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.
How Much Is Available?
The maximum allowable credit for first-time home buyers is $8,000.
The maximum allowable credit for current homeowners is $6,500.
Pay Rate to Qualify?
Effective Nov. 7, 2009Wage earnings for a Single Income has jumped to 125,000Wage earnings for Family Income has jumped to 225,000.

The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.
Can a Buyer Still Qualify If He/She Closes After April 30, 2010?
Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.
Will the Tax Credit Need to Be Repaid?
No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.

Figure your DTI Ratio
Why and how to figure your DTI ratio
Formula for DTI
Example of DTI ration at 33/38 with gross income of 50,000.00 year.
Yearly gross income 50,000 divided by 12 = 4166.00 per month income
4166.00 x .33 = $1374.78 allowed for mortgage expenses
4166.00 x .38 = $1583.08 allowed for recurring debt
What does this mean, you would qualify for a mortgage payment with taxes and insurance of $1374.78 a month.

Jan. - May 2009 the prices prices in the region where down 19% while the number of sales where only down 5%.
May had a price decline compared to 1 year ago for an average $96,000, and the number of sales declined 3% to 381 sold.
This may look bad but think of it this way: we are comparing the market of a year ago when economic worries where not a #1 concern as they are today. Good News is that I have been seeing an increase in activity to my listings.
Opportunity to buy low while locking in low interest rates may be one reason for the activity increases. You are living in a Buyers Market, which is now getting attention by those who see this as a great opportunity. Always remember: if buying increases - so will prices!

Build for Less -Thrifty Eyes Only!
If your a thrifty person it's time you take your talent to the next level. Become a thrifty builder to the home of your dreams. I've listed 10 Tips to building for less that could be done with your efforts.
1.) Find a Builder that will allow you to make some of those purchases on items he normally supplies: appliances, fixtures, flooring, trim, carpet ect.
2.) If you have a friend who works in the housing construction industry, he may be able to quote you a price that will save you money.

Build for Less - Thrifty not Cheap
If you've been told your "cheap" consider taking your talents for being "Thrifty" to a new level.
Time to put your eye for a deal to work for YOU!
Building for Less takes someone just like you. Have all the extras, upgrades and costly items you want without the high price tag. First find a builder that will allow you to make purchases on some of the items they normally supply within the quote, like: Appliances, Cabinets, Flooring, Trim packages, and not limited to final cleaning. Go through the Builders Quote in detail to see where you can save money. Work with your builder on things like who will be installing and dates, helps to make it run more smoothly this way. Know any items you decide to purchase will be your responsiblity to provide on time and handle any warranty issues.
Take Thrifty to a new level
Do you have a friend who is a roofer, trim capenter, painter, brick mason, owns Window Company, owns Cabinet Shop, ect.? You may be able to contract them out or purchase from them cheaper than what the Builder Quotes you for those items. Again: if a problem occures with the item or their work, you will have to take care of it and most thrifty people know the ropes here.
If you discuss all the steps with your builder it can run smoothly. When you have everything clear from the start, it can eliminate any mis-communication.
With your thrifty eye you can find areas in the Builders Quote that can easily be bought yourself and/or done cheaper. FYI- Builders quote their fee to build your home but some also make money in many of the contracted areas of the quote. Simple example: Final Cleaning may say $800.00 - they most likely aren't paying that much to have the work done. The builder has to deal with scheduling, required work and guaranteeing the work is done correctly.
TOP LEVEL Thrifty
Contracting out your home building yourself. This take knowledge, education and time you may not have. From codes, licenses, inspection, insurance and other requirements you have to meet. This can be a little too much for many to do on their own. Although a person with good scheduling habits, knowledge and time could save thousands.

Everyone has heard of the Home Purchase Tax Credit but you may not know some changes have been made to make it possible to use that Credit on closing cost and buy down interest.
See Details to the Newest Addition on the 8,000 Home Purchase Tax Credit just posted May 29,2009 at HUD. Using the tax credit toward the home purchase is now Available.
Some good news - some state housing finance agencies have developed their own tax credit loan programs, so buyers in states whose HFA's offer these programs can montize the tax credit upfront to cover all or part of their downpayment. These programs are separate from the Hud/FHA program announced above on May 29.
